How much does it cost to build a house in Rwanda?

A practical breakdown of what drives the cost of a new house in Kigali, from land preparation to finishes, and where budgets usually go wrong.

The honest answer is that cost per square metre varies widely, because two houses of the same size can differ by half again depending on the site, the structure and the level of finish.

What drives the figure

Site conditions come first. A flat plot with good access needs far less earthwork and retaining structure than a steep hillside. Structure comes second: spans, storeys and the roof form set the quantity of concrete and steel. Finishes come last but swing the budget most, because tiles, joinery, sanitary ware and ironmongery are where client choice is widest.

A sensible way to plan

Fix the structure and envelope early with a measured bill of quantities, then hold a separate allowance for finishes and furniture that you can adjust as the project progresses. Keep a contingency of around ten percent of the construction value.

Where budgets go wrong

Starting on site without complete drawings, changing layout after the slab is cast, and underestimating external works such as boundary walls, drainage and landscaping. All three are avoidable with a proper design and estimation stage.
